An online course looking at the “how to” of small-scale developments (refurbs, extensions, conversions, individual new builds or small group of flats) with a focus on adding value rather than sourcing below market.
Aimed at:
- People who are new to property with no experience
- People in property who:
- Buy finished projects due to lack of development confidence or knowledge
- Are in property but always outsource the purchase and build process – paying others to add value for them therefore losing partial control and reducing profits.
- Have previously struggled with build projects.
Outcome:
On completing this course you will:
- Understand which model is right for you, your financial situation and your area
- Have the knowledge to find, assess and purchase a project
- Have the knowledge to cost and deliver a small-scale development project with confidence, in a way that allows you to maintain good relationships with your building team.
- Have a set of practical tools to help with each stage of the above including tick-lists and spreadsheets.
- Know how to avoid simple but costly mistakes
- Be able to deal effectively with problems as they arise.
Why Us:
Because we’ve done it. Starting with 1 house in 2013 we’ve built up to a portfolio of 20 houses worth over £11m meaning we are masters of our own finances and more importantly, our own time. We did this at walking pace, starting out with property as a hobby, moving onto a sideline before eventually moving it to be our lives 4 years ago. Our approach is to add value to every single purchase, rather than relying on sourcing property below market value. We then refinance to extract the funds required for the next project. We’ve made plenty of mistakes along the way and can show you how to avoid them.
Course Structure:
- Online modules to be done individually.
- Specific tasks after each module or session to build knowledge and make it appropriate to your real world scenario (your location, situation, available funds etc)
- Task follow-ups – a chance to discuss what you’ve found in your research, check your progress and simply network with others.
The research tasks are important as they allow the course to be tailored to you. Each area has different needs, different rules, different supply levels. Everyone has different finance options available to them. Knowing how the rules really apply to you as you go through the course will make this actionable and is one reason why we believe it’s better than a conference where only generic info can be provided. You are really building on real world info with each module.
